Repairs and Maintenance

Safety Regulations

There are legal requirements governing the safety requirements for the letting of residential property. Non compliance with these regulations carries substantial fines and possible imprisonment and is decided by the courts. At all times a landlord must be aware that he has a Duty of Care to his tenants. Our Property Maintenance services will address the issue of compliance with the appropriate legislation when instructed.

Gas Safety (Installation and Use) Regulations 1994

A Gas Safety Certificate is required under the Gas Safety Regulations 1994. These regulations came into effect on the 31st October 1994 to ensure that gas appliances are properly installed and maintained in a safe condition so to avoid the risks of carbon monoxide poisoning. It is the responsibility of landlords of domestic properties that ALL Gas Appliances and Gas Installation Pipework owned by them are checked for safety at least once a year by a member of the council for Registered Gas Installers (CORGI). A current Safety Certificate must be available for any tenant prior to them taking occupation of a property. Failure to comply with these regulations will lead to prosecution with penalties of imprisonment or fines up to £5,000.

Our Corgi registered engineers can inspect gas appliances plus also, carry out gas services on the appliances.

Electrical Equipment (Safety) Regulations 1994

These regulations state that any landlord supplying electrical equipment must ensure that it is safe and will not cause danger and meet their regulations.

The electrical equipment (safety regulation 1994) covers all mains household goods including washing machines; kettle leads plugs and sockets etc. the plug and socket safety regulation 1994 covers all plugs and sockets and insulations. Along with the consumer act1987 section 39 all impose an obligation on the supplier (LANDLORD) to ensure that all this equipment, earthing and cabling is safe and must be able to prove so. Also, under the consumer protection act 1987 section 39 you must ensure that there is no risk of injury or death to humans or animals or risk or damage to the property.

It can be deemed to be adequate defence to show that you have taken all necessary steps to ensure that your properties compliance.

Although the law says the electrics have to be safe, how do you know they are safe if you do not have them checked out? Due to the increase in the number of electrocutions and electrical fires and alarmingly deaths that have occurred due to electric shocks, it is believed that even with brand new properties it is impossible to ensure that the portable appliances meet the requirements unless they have been tested.

Our qualified contractors will be able to provide a Portable Appliance Test (PAT) which include labelling each appliance, issuing a computerised record of all appliances tested together with an appropriate pass or fail indicate labels and to carry out any minor repairs.
